Purchasing a home is most likely the greatest investment you will ever make. You may overlook certain components because you are excited and emotionally involved with the house. Specific items are only noticed after the purchase of the property and you have occupied the home.I will thoroughly view, test, and write a comprehensive inspection report on every accessible component of the structure so you will have peace of mind in knowing there are no hidden surprises. We take our time on every inspection and perform a "walk through" with you to explain our findings so you know exactly what is addressed in the report. If you are considering purchasing a Foreclosed property ("As is"), a home inspection is strongly advised. Some lenders have made allowances for repairs to items identified in the report. Should anyone discourage you from getting a home inspection, be extremely cautious. You need a State of Nevada licensed and insured Home Inspector's opinion with the experience you can trust to provide you with the information you need to make an informed decision. As a certified State of Nevada Inspector of Structures and a member of the Southern Nevada Association of Professional Property Inspectors, I remain current with industry standards through continuing education provided at monthly meetings. As of January 1, 2011 the State of Nevada requires the seller to complete and provide a "Seller's Energy Consumption Evaluation Form". This form may be completed by the seller or a State of Nevada Certified Home Inspector with a valid and current license issued by the Real Estate Division. Valley Property Inspections, LLC offers this service.Lenders requiring an independent inspection report or property condition report, please call us for a quote. If you have purchased a new home, I recommend a 10 month inspection for your submission to the builder noting issues that require resolution prior to the expiration of your home warranty.Prior to listing your home, a pre-listing inspection can instill confidence in agents and prospective buyers when selling your home. Any items identified that are in need of repair can have receipts accompany the report, and available during a showing of your home.Investors and Landlords: Property Condition Reports and Move In / Move out reports are available for commercial and rental properties. Condition of the property and contents are photographed and kept on file for your reference and documentation.Serving the Greater Las Vegas Valley area which includes Las Vegas, North Las Vegas, Henderson, Summerlin, Green Valley, Anthem, Mountains Edge, Blue Diamond, and all areas of Clark County.Remember to only use State of Nevada licensed, certified, and insured companies and individuals.
